The harder questions are whether the location is right, what justifies the price, which community fits the way you actually want to live, and whether the property will still make sense years from now.
I help buyers answer those questions with a clear understanding of Northeast Florida, its private and coastal communities, new construction, and the details that can be difficult to see from a listing.
My approach is also shaped by a long-standing interest in architecture and interiors: how a home sits on its site, how the floor plan works, where the light comes from, and whether the design supports the way people actually live.
Buying in Northeast Florida
Northeast Florida can look surprisingly simple on a map. It isn’t.
Ponte Vedra Beach offers a very different experience from the Jacksonville Beaches. St. Johns has its own rhythm. St. Augustine combines established neighborhoods, new communities and coastal living in ways that deserve a closer look.
For buyers relocating to the area, purchasing a second home or moving within Florida, I prefer to begin with the bigger picture before narrowing the search.
How do you want to spend your time?
How important is privacy?
Golf or beach?
New construction or an established neighborhood?
A wide view or more land?
Lock-and-leave convenience or a home meant to be lived in year-round?
Once those answers become clearer, the properties usually do too.
Private & Golf Communities
A gate, a golf course and an impressive clubhouse don’t tell you what it will actually feel like to live there.
I help buyers compare communities beyond the amenities: location, housing styles, homesite positions, club structure, privacy, access to the coast, new versus established construction, and the characteristics that may matter when it is eventually time to sell.
For one buyer, the right choice may be an established Ponte Vedra community. For another, it may be newer construction farther south or a quieter coastal setting.
There is no universal definition of the best community.
There is a better fit for a particular buyer.
Waterfront & Coastal Homes
The view matters. So does everything around it.
With coastal and waterfront property, I pay attention to the position of the home, orientation, exposure, condition, access, surrounding development and the premium being paid for the setting.
Two homes described as waterfront can offer very different experiences.
The goal is to understand what you are actually buying before deciding what that view is worth.
New Construction
New construction gives buyers more choices, but more choices do not always make the decision easier.
Homesite selection, floor plan, structural options, design upgrades and final pricing can change both the experience and cost of the home considerably.
I help buyers look beyond the model home.
How does the plan work when you actually live in it?
Which upgrades improve the house and which simply increase the price?
Does the homesite justify the premium?
How will the finished home relate to neighboring properties?
And which decisions may matter later when it is time to sell?
The earlier we begin that conversation, the more useful that guidance can be.
A house can make a strong first impression and still have weaknesses that become obvious later.
I look closely at how the architecture works with the site, how natural light moves through the rooms, how one space connects to another, and whether the floor plan supports everyday life.
I also pay attention to proportion, ceiling height, sightlines, privacy, outdoor connections and how the home takes advantage of its strongest feature, whether that is a view, a courtyard, mature trees or the orientation of the lot.
My interest in architecture and interiors has also led to ongoing conversations with design professionals about what makes certain homes work particularly well.
That perspective does not replace the work of an architect or designer. It simply adds another layer to how I evaluate a property with my clients.
I evaluate more than the property on paper. I look at how the home is likely to work once you actually live there.

The homesite before the finishes.
The quality of the view, not simply the presence of one.
How the architecture responds to the property.
How the home relates to the street, neighboring houses and the community around it.
Where an upgrade actually improves the house.
What you are paying a premium for.
And what another buyer may care about when you eventually sell.
A home can be beautiful and still be the wrong purchase.
My job is to help you see the difference.
Relocation & Second Homes
Buying from another city, state or country changes the search. You may have only a few days in Northeast Florida, be comparing several areas at once, or know exactly what you want in a home but very little about the communities surrounding it. I help narrow the geography first, then the property. That might mean comparing Ponte Vedra Beach with St. Augustine, understanding the difference between beach access and true waterfront, considering new construction alongside resale, or deciding whether a second home should prioritize lifestyle, convenience or long-term ownership. A focused search saves a great deal of time.
Selling a Distinctive Home
For owners preparing to sell, my approach begins with positioning.
That means understanding the property itself, the buyer most likely to value it, the competitive market and the details that deserve attention before the home is introduced.
Photography, presentation, pricing and distribution all matter. So does knowing which elements of the property deserve emphasis, and which do not need embellishment.
My role is to present the home clearly, intelligently and to the right audience.
